Equinaire Bulk Purchase Deals

Bulk purchases are the latest investment product available from Equinaire. This new offering comes, in part, from requests from our members for deals that are more short-term and require a smaller up-front investment.
The term “bulk purchase” refers to the process of acquiring a block or group of properties in order to do so at a significant discount.
These deals are viewed as being a parallel process to the buy-and-hold strategy and not a replacement, because they will not be designed to help you grow your investment property portfolio. Instead, these deals are intended to increase your cash reserves in order to expedite your ability to buy properties that will remain in your portfolio.
Several aspects of these deals make them different from the typical Equinaire “buy-and-hold” deal:

Low Capital Outlay - The capital outlay required will be substantially less, often less than $50,000.

Deep Discounts - On average, the discount on these properties will be between 20%-25% (e.g., you will be getting a $200,000 property for $150,000).

Short-term Deals - These deals will be short-term in nature, and will utilize a "flip" strategy rather than a "hold".

Low Purchase Price - The purchase price will be lower as these will often be out-of-state properties in less expensive markets.

Specifically Structured Loans - The loans will be structured specifically with an eye toward flipping.

Fast Response Required - Because of the nature of these transactions, these deals will require a quick decision and response, approximately 24-48 hours
