The REIA Program is intended for licensed agents interested in pursuing a more challenging and financially rewarding career path in real estate. It is designed for ambitious, driven professionals capable of performing at a high level. As a member of the REIA Team you will have access to one of the most powerful systems created for real estate investors—Equinaire’s fully integrated real estate investing solution. Equinaire will give you a significant competitive advantage in prospecting new clients. Equinaire has combined under one roof a mortgage company, a realty company, a design/build construction company, a property management company, and an escrow company. When you bring a client into the Equinaire system, we will find the client a below market property, then renovate and manage it for them. This allows you to focus on building your clientele and managing your growing book of business.
Why Represent Investors?
Investors differ from traditional homebuyers in a couple of significant ways. First, investors do not make buying decisions based on idiosyncratic quirks. The information they rely on is objective and readily identifiable. The frustration of spending weekend after weekend with a client rejecting homes because of the size of the closets is completely avoided when representing investors. Bottom-line return is what investors are after. Second and more importantly, investors are repeat buyers that buy in up and down markets. Several well-capitalized clients can support an entire practice, which enables you to forge long and profitable relationships by focusing your energy on the needs of your key players.
REIA Training
REIA training goes beyond standard real estate agent training. You will indeed learn real estate fundamentals such as how to prepare a purchase and sale agreement as well as all the other documents that accompany a real estate transaction, but your preparation will not stop there. You will be taught to think and analyze like an investor. Some of our classes include how to understand and anticipate market cycles, how to find below market properties, how to negotiate with motivated sellers. These are all skills that will benefit you personally as well as help you better represent your clients.
REIA Responsibilities
The primary responsibility for the REIA is to manage the relationship with
the client. Clients need to be apprised of how their transaction is progressing. For this reason, the REIA must understand why a property was chosen and must have real time information at all times as to the status of a particular transaction. The REIA must also be able to explain overall strategic decisions concerning the investor’s portfolio.
REIA Compensation
Real Estate Investment Agents are paid 50% of a clients’ new membership fee ($2,500, $6,500, or $10,000). In addition, agents are paid 25% of the loan fees on properties purchased by their clients even though they have no obligation to find the actual property. Deal volume in excess of 5 deals per month will be compensated at a 50% commission split. As your clientele grows their repeat transactions will generate passive income at an exponential rate. This compensation structure is unique to the Equinaire model and dramatically increases your ability to quickly attain a six-figure income within your first year in the program!
Marketing Representative Compensation | Sample Earnings Projection
If you were to sign-up 3 new members in a month and each one joined Equinaire at the middle membership tier ($6,500), you would generate $9,750 in earnings. If you also had 3 members each close a loan in that same month, you would generate (on average) an additional $9,000 in earnings.
